The 14-storey EQUALIZER office tower is currently under construction at Landgrafenstrasse 3-4 (City West). In keeping with the staggered heights and offsets of the perimeter block development in this area, the building is divided into three interlocking cubes of different heights. This is complemented by a representative street-side entrance area, a richly landscaped inner courtyard and loggias in and terraces on the building. The attractive and versatile facilities serve to improve the microclimate and water management. On the upper floors, loggias, roof terraces and roof gardens enhance the quality of the interior usable areas. In addition, the roofs offer space for photovoltaic systems and green roofs with retention areas, which are also an important part of sustainable construction. The EQUALIZER fulfils the requirements for DGNB Gold certification.
Open space design
The distinctive, linear design of the EQUALIZER façade is mirrored in the surface design of the outdoor areas. The natural and species-rich vegetation contrasts with the clear design and materiality of the building. The outdoor facilities form a spatial complement to the office landscape in the building – breaks, meetings and after-work activities can be spent on site in the attractive lounge areas. The technically necessary ventilation structures are fitted with wooden supports and offer inviting seating.
The choice of plants corresponds to the site conditions on the predominantly underbuilt areas, and at the same time offers added value in terms of the biodiversity of the site and the neighbourhood. For example, mainly native species and varieties with a high site amplitude are used. In addition, the planting provides nesting sites and food for various species of native fauna. The staggered roof areas are extensively or simply intensively greened. This creates different structures that establish a mosaic of surfaces and thus offer different habitats in the urban heart of Berlin.
